These Terms & Conditions govern the rental of Villa Santa Maria dell’Olmo and apply to all reservations made directly through the website, by email, or through any other booking channel.
By confirming a reservation, the guest agrees to these Terms & Conditions.
A reservation is confirmed only upon receipt of the required deposit and written confirmation from Villa Santa Maria dell’Olmo.
The remaining balance must be paid prior to arrival according to the payment schedule communicated during the booking process.
Failure to make payments within the agreed deadlines may result in cancellation of the reservation.
A refundable security deposit may be required prior to arrival.
The deposit serves as security against damage, excessive cleaning costs, missing items, or breaches of these Terms & Conditions.
Any deductions will be communicated to the guest and supported where appropriate.
Alternative arrangements may be possible upon request and subject to availability.
Guests are required to follow all arrival and departure instructions provided before their stay.
The villa may only be occupied by the number of guests specified in the reservation confirmation.
Additional guests or visitors are only permitted with prior written approval.
Guests agree to:
Parents and guardians remain fully responsible for supervising children at all times.
Use of the swimming pool, terraces, gardens, and all outdoor facilities is entirely at the guest’s own risk.
Children must be supervised by an adult at all times.
Villa Santa Maria dell’Olmo accepts no responsibility for accidents, injuries, or loss resulting from the use of these facilities except where required by law.
Guests are responsible for any damage caused during their stay by themselves, members of their party, or visitors.
Any damage, breakage, or loss should be reported immediately.
The cost of repair, replacement, or additional cleaning may be deducted from the security deposit or charged separately.
Unless otherwise agreed:
Failure to comply with these rules may result in immediate termination of the rental without refund.
Cancellation terms will be specified at the time of booking and form part of the reservation agreement.
Any cancellation request must be submitted in writing by email.
Refunds, where applicable, will be processed according to the agreed cancellation policy.
Villa Santa Maria dell’Olmo shall not be liable for circumstances beyond its reasonable control, including but not limited to natural disasters, severe weather conditions, governmental restrictions, strikes, utility failures, pandemics, or other unforeseen events that prevent or restrict the use of the property.
Guests occupy and use the villa entirely at their own risk.
To the maximum extent permitted by law, Villa Santa Maria dell’Olmo and its owners, managers, employees, or representatives shall not be liable for:

Guests are strongly advised to obtain appropriate travel and holiday insurance.
Personal data collected during the booking process will be processed in accordance with our Privacy Policy.
These Terms & Conditions shall be governed by and interpreted in accordance with the laws of Italy.
Any disputes arising in connection with the rental agreement shall be subject to the exclusive jurisdiction of the competent Italian courts.
